Your Property Is Channel Ready: What’s Next?

With your account set up and property published on Search and Stay, we’re ready to move to the next stage of connecting you with the channel manager.

Rentals United Account Activation

As your Rentals United account nears activation, it’s essential to understand key details to ensure a smooth transition. This phase sets the stage for effective channel management, optimizing your property’s visibility and bookings.

  • Your Rentals United Account will be activated. It can take at least 48 hours to configure.
  • When configure go to your Banking Details and add the additional billing information, Stripe Connection (if using VRBO, Agoda etc.) as you will be the Merchant of Record (MOR)
  • Log into your Rentals United account and download your Rentals United ical and upload to all your channels – this will prevent double bookings.
  • Any new bookings always create a blocked date in your Search and Stay panel which will populate the Rentals United iCal. This is only until you are fully setup.

Rate and Channel Prep for Booking.com, Airbnb and VRBO

Here are some important considerations to ensure smooth operation and optimal performance across the channels:

  • Channel fees are charged to you and are between 5-20%. Search and Stay suggests adding 20% markup on all listings and all channels.
    For Booking.com – only 1 rate will be mapped for each property and any “length of stay” discounts can be set via your Search and Stay panel.
    For Booking.com – Make sure your guest payment option is set to “Payments by Booking.com”
    For Airbnb – If you have multiple accounts, make sure to log out of all accounts so that you do not map the wrong account.
  • VRBO – You are the Merchant of Record and this is connected to the Stripe account setup in your Search and Stay panel. It can take a few days to get connected with VRBO.
